EXECUTIVE SUMMARY

The Joint Family system among our citizens has vanished and Joint families got fragmented over a period of time and people started having nucleus families. The education, employment and development facilities in Cities are attracting people living in Villages and Towns and they (people settled in villages and towns) are sending their children to the cities for education, employment and other business and service activities as the Elders are hanging on to the villages and Towns due to their land & building holdings as well as their occupations of earning.

The children coming to the cities for education are finding it difficult to get accommodated in their relative’s houses due to various factors such as small families, space constraints, wife and husband being employees and so many other related factors.

THE NECESSITY FOR A HOSTEL IS FELT MORE NOW THAN AT ANY OTHER TIME.

INTRODUCTION

The concept of joint family system is almost disappeared (except in few communities) and people are largely living in “Nucleus Families”. Rapid Industrialization, urbanization, rapid growth of population and communication, impact of the western civilization, decline of agriculture, village industries, role of new social legislations, modern education enlightenment of women, all have contributed to decline of joint family system and emergence of nucleus families.

With the emergence of nucleus families, there was a decline in tolerance and patience towards others. The adjustment and compromise, which were two pillars of joint family system, are not found in modern families. Their unwillingness to help others and non-committal attitude towards the need of the other family members is making the lives of the people more difficult especially to those who want to send their children for education to new places.

Other important obstacles that are coming in the way are Time and Space. The growing number of apartments in the cities constraining the living space makes it very difficult to provide accommodation to an extra member of the family (though willing). The need for privacy and space constraint is prohibiting them from offering help to the other members of the family.

Also, with the rise in education among women, most of them are opting for career, and are turning into employees, professionals or taking up some activity to supplement their family income. Thus they are unable to spare time to take care of the needs of the other family members.

All in all, the modern day living styles are not conducive for keeping children of other members of the family to pursue their education or any other goal.

In these circumstances, various types of hostels are coming up to provide food and accommodation to those who are migrating from other places to cities in search of livelihood and / or education. The universities and some of the standard educational institutions offer hostel facilities to their students, but most of the time they are inadequate or expensive for poor students. Thus privately run hostels are growing in number and philanthropists are coming forward to set up hostels for the welfare of students but these are mainly based community based or caste based hostels.

Every community in India and particularly the states of Telangana and Andhra Pradesh have hostels for their community people. For example there are Vysya Hostel, Kamma Hostel, Reddy Hostel, Gowda Hostel, Perika Hostel and so many other hostels for almost all the castes except for Brahmins. Even a caste having members of 5000 is having a hostel. All this goes to say that the Indian Society was characterized by caste system from the ancient days.

Though the system of caste is constitutionally outlawed, its influence and seemingly perpetual practice have yet to disappear. However, with the Indian Government’s institution of “affirmative action” policy, i.e., the policy of providing special opportunities for, and favoring members of a disadvantaged group, caste will never cease to be a Hindu Identifier.

Though there are some small hostels for Brahmins they are very small and not fulfilling the aspirations of the students as well as their parents.

Coming back to the education opportunities and facilities, most of the standard colleges and institutions that impart good education to the pupil are located in metro and urban areas and majority of towns and villages do not have proper facilities and good institutions. Thus the children from towns and villages are migrating to nearby cities for want of good education and higher educational qualifications. 

The need for a hostel is felt now more than ever. The major example for this development is the students’ hostels for boys and girls. Now a days the hostels for working women and men is found everywhere. This shows the necessity and importance for the hostels.

The migration to the cities is growing due to rapid development of Educational facilities, Universities, Research and development centers, Industries, Service Establishments, Government establishments, small, micro and medium enterprises and the opportunities for setting up industries and business enterprises.

All the above factors highlight the necessity for a Hostel for the students and since Brahmins do not have a hostel facility many number of students are getting accommodated in very poorly maintained hostels having least or no facilities for their studies and finally they are ending up in getting average marks in the examinations.

The existing hostels available for students are very poorly maintained without cleanliness, without proper ventilation, poorly maintained washrooms, Living in congested rooms, serving of un-hygiene food with too much of chilli powder for less consumption of food by students, non vegetarian food including Eggs on Sundays and Saturdays, no separate provision for studies such as lack of a table and chair for each student and location of these hostels in busy centers where noise pollution is very high. Some of the hostels are asbestos roofed structures where climatic conditions are very hostile for studies.

A BRAHMIN’S HOSTEL

The one and only Solution for all the above problems is construction and maintenance of a WORLD CLASS BRAHMINS HOSTEL to prepare Brahmins as World Class Citizens providing them all the facilities for studies, recreation, sports, physical fitness, computers, coaching for all professional courses and revenue services (civil services), imparting knowledge on Vedas, meditation and puja (sandhyaa vandanam) if students are interested and all the other facilities which other hostels are lacking.

COST OF THE PROJECT:

The cost of the project for the Brahmins Hostel is proposed to be Rs 25 Crores or 4.167million US Dollars. Initially the organization wishes to build the project in an acre admeasuring 5000 square yards just 160 yards above an acre in the city of Hyderabad, Telangana State. Then it proposes to build similar hostels in other cities of Andhra Pradesh such as Vijayawada, Rajahmundry, Kakinada, and Vishakhapatnam.

The details of the project cost to be built in Hyderabad are as below:

It is proposed to construct each room admeasuring 250 Sft for 4 students to stay together and the facilities to be provided are cots, almirahs/cupboards, tables and chairs 4 each with adequate lighting, fan and a window for ventilation with Air cooler and a main door for entry will be provided. Common bath rooms for all the students are provided in each floor for each section separately.

Totally it is proposed to accommodate 500 students in the hostel and for that the necessary infrastructure is 250 x 125 = 31250 square feet. Common areas occupy 7800 square feet. For Kitchen and dining hall an area admeasuring 2000 square feet is required. An area admeasuring 2000 square feet is required for staff quarters and also for temporary accommodation for the parents of the students when they come to see their children and if they could not go back for any reason to accommodate them in such circumstances. Balance 4750 square feet is required for administrative office, mini conference halls for coaching to the students and Yoga hall, Puja Hall, Computers rooms, Library and recreational facilities and places for other indoor games.

Thus the cost of the project for the entire 40,000 square feet is 15.00 Crores including the preoperative expenses and deposit for the maintenance of the hostel to pay for the electricity bill, water bill and other taxes and also for such other minimum salaries even if a single boy does not occupy the rooms (a hypothetical situation). The Company proposes to collect Rs 2,00,000/- from each person totaling 750 persons so that the total collection amounts to Rs 15.00 Crores. For each such person the Company gives 2 Square Yards and 50 square feet of plinth area both Undivided.  And for that purpose the company gives a “Certificate of Entitlement”.  

If any person invests Rs 10,00,000/- besides giving 10 square yards of undivided share of land and 500 Sft of the undivided plinth area and  the organization has no objection to name such room in memory of their parents or relatives or whomsoever they may be. The Organization welcomes the participants to invest in an amount exceeding Rs 10,00,000/- in memory of their relatives.

Similarly those who can afford may buy conference halls, yoga room, library, computer rooms, shops and all other areas at the rate of 3750/- per Sft or a group of persons can buy similar spaces. Those areas will be named after the people whom they nominate.

MEANS OF FINANCE

The Means of Finance for the above project is that 750 Brahmins have to contribute an amount of Rs 200000/- each for which a suitable plan is formulated, framed and designed to ensure that each person’s Investment has marketable title, growth, liquidity besides the satisfaction that they have contributed to the CAUSE OF BRAHMINS for their well being and up-bringing to make them world class citizens.

Rs 3,25,00,000/- will be invested in Shares, Securities, Fixed Deposits, Mutual funds to yield monthly income for the supplementing the maintenance cost of the hostel in case of lack of occupancy by the students. </>

The Entire Investments of the Brahmins is Secured by land and buildings costing Rs 11.00 Crores and the Investments of Rs 3.20 Crores and hence their entire money is fully secured and if the collective investment grows to 40 Crores due to increase in market value of the entire property then each investor gets double to what he has invested.

The detailed concept can be had from the organization on filling your particulars and sending the form to the Management. After verifying the credentials, the Brahmin may be admitted to be an Investor and Right of admission is Reserved with the management of the Organization.

The location of the project will be decided by the Board of Directors on the advice of the Board of the Advisors.

NRIs AND THEIR PROPERTIES:

We hereby appeal to the NRIs to invest in the project and also to provide the details of their properties lying vacant in places where our hostel is located and we hereby commit that we will maintain their properties well to accommodate our Brahmins for the furtherance of their education.

We also affirm that we will maintain your properties well and we will pay reasonable rent and also we assure you that we will vacate your properties as and when you want us to do so and also it will prevent anti social elements from illegally occupying your properties. This request is for the students who have to commute long distances for reaching their educational institutions from our proposed hostel. In case your properties are situated near by then this will be of immense use and convenience to the students as well this facility takes care of a reasonable income for your properties besides being protected from illegal occupants.

The Basic Concept and Detailed Project Report is the brain child of Mr. Madhusudan Mannava and well supported by Mr. RCS Rao of Gayatri Seva Samithi (GSS) which is helping all the people and Brahmins in particular by conducting various welfare activities for the Brahmins as well as others. GSS is engaged in various welfare activities for the poor people having a standing of more than 30 years.
